Preparing to build with
Bower Homes

Building your dream home is an experience like no other. It’s one of the biggest projects you will be a part of that involves a lot of thinking, planning, and decision-making. If you are new to building, it may be helpful to familiarise yourself with the following 10 stages of the building process, so you know what to expect.

Selecting your land

Whether you are looking at a block in an established suburb, a block in a new development, or a large property, keep in mind the size of home you would like to build, and whether you would be building on flat land or a slope.

Once you have purchased your land, you’re ready to find your trusted builder and step into stage 2.

Initial meet & greet

During this stage, we get to know more about you, and the type of home you envisage. We will talk about your ideas, ‘must be included’ criteria, and any other aspects of the build you would like to discuss.

We will also talk about your budget constraints, when you would like to build, and let you know our availability in terms of starting the build. All this information is vital in determining what type of home is most suitable, what you are seeking is within your budget, and whether we can facilitate the build within your desired timeframe.

You can then take the time to think about what you really want, and whether we are the builder for you.

Design plans

You’ve decided to put your trust in Bower Homes to deliver your dream home!

This is the time where we will work with you to establish the type of home you desire. We will define high-level specifications for your home which provides the basis of a preliminary budget range. Throughout this stage, we are listening and gathering your ideas and needs.

You may already have a specific floor plan or design in mind which we can work with to ensure it meets all your needs. If not, we have a range of floor plans to look at, or a plan can be designed entirely from scratch.

If you have already acquired construction plans from a third-party architect, we are more than happy to work with you from that point on.

We will work with you and the architect until we have established a final custom designed plan that you are excited about and meets all your expectations.

Selections

We know how important and overwhelming this part can be for the customer. We will happily work with you to set up a selection schedule that will include when certain selections are due and where you can gather more expert ideas and see projects in the flesh.

While you have the option to pick any selections, we know how easily it can be to go over your budget and therefore, our experienced personnel will work with you to find the look and feel that’s within your budget.

Paying a deposit

The deposit amount varies from project to project depending on the overall project cost.

Paying the deposit will allow us to complete and finalise relevant plans and soil testing which is required in order to submit plans for council approvals and associated fees.

The contract

During this important stage of the process, we will ensure you completely understand the contract details including timeframes, the costs associated throughout the build, and the inclusions. It is also important to be aware of any aspects that may not be included. For example, works such as landscaping are not usually included in a build quote unless arranged with the builder.

Pre-construction

This stage includes preliminary works such as:

  • Acquiring relevant construction certificates, insurance and warranty
  • Soil testing
  • Excavation works (if required)
  • Drainage and pipe work diagrams
  • Slab engineering

Construction

Now that all the preliminary works are complete, the excitement of watching your new home come to life can begin. Our construction staff will communicate with you regularly to discuss aspects of the build with you and provide an update of where the schedule is up to for your home.

Walk-through Inspection

We take great pride in our homes and want your and your family to be proud of your new home as we are.  Prior to completion, we will carry out a walk-through with you to ensure the level of quality meets your expectations.

Handover

This is the final stage of your build. Welcome to your new home!

At the handover, you will receive warranty and regulatory documentation relating to works completed at your home such as waterproofing, plumbing, and electrical.
